We offer two Levels of Service :-
LETTING ONLY SERVICE
• Carrying out market appraisal and provide written valuation letter
• Advise on presentation of property and best way to maximise rent
• Prepare full Property Details with photos and floor plans
• Full marketing on range of national websites, daft.ie,
myhome2let.ie, beirnewise.ie, property.ie
• We can arrange to “dress” the property with bed linen, towels etc...
to show the property as effective as possible.
• We conduct all viewings with prospective tenants
• Full Referencing on Tenants – Employers, previous landlord, bank
statement, photo I.D, PPS number. Provide to Landlord.
• Preparation and execution of Tenancy Agreement/lease.
• Transfer Utilities into Tenants name, Meter reading and finalising
utility accounts.
• Set up the standing order for rent into landlords account
• Complete Registration Form for PRTB – Registration Fee €90
• Collect Stamp duty from tenants where relevant
• BER Certificate required by Landlord from 1st January 2009
FULL MANAGEMENT SERVICE
• We hold security deposit as part of our management service
• Check in and Out Tenants
• Collection of Rent on Monthly Basis
• Provide Monthly and Annual Statement of Account with breakdown
of all expenses
• Dealing with all repairs and maintenance on property through a
network of trusted and professional tradesmen. All potential costs
above €100 require Landlord approval.
• Collecting and holding of tax for Non-Resident Landlords, completing
tax return and ensuring payment – Additional Fee €150.
• Inspecting property every 4 months and reporting to Landlord.
• Arranging Renewal contracts.
• Inspect the property at end of lease term. Where damage has been
caused above the normal wear and tear, the cost of repair is deducted
from the security deposit which we hold. Any servicing, repairs
etc, which are the Landlords responsibility are carried out at this time.
