Dublin 14 & Dublin 16 House price review - 2019

Broadly speaking 2019 has been a flat year with house prices in most sectors holding steady year on year.

In Dublin 14 and 16, there was very little for sale at the upper end of the market in excess of €1,500,000. No. 88 Goatstown Road, a large detached house in excellent condition set on 0.33 acre of landscaped gardens came to the market at €1,700,00, it attracted a lot of interest from buyers looking to trade up in the area, it sold for €1,675,000.

In the €700,000 -€1,000,000 range, buyers looking to trade up to larger homes were attracted to the likes of 37 Riverside Drive, Castle Park, Rathfarnaham, a spacious semi-detached house with large gardens requiring refurbishment sold for €790,000, and Yavina in Sandyford, a substantial detached dormer bungalow on 0.50 acre, located on Slate Cabin Lane within easy access of the M50, Dundrum etc, sold for €825,000.

There was high demand for 3 and 4 bed semi-detached houses on mature, established roads in Churchtown, Dundrum and Ballinteer in 2019, the typical profile of the buyers were; both first time and second time buyers looking to trade up from apartments and smaller houses in the area.

Properties that were presented in walk in condition tended to achieve in excess of their asking prices, for example; 131 Weston Park a 3 bed semi- detached house came to market at €675,000 and sold for €695,000, and 2A Meadow View, a new build house on an infill site came to market at €595,000 and sold for €655,000.

Properties requiring refurbishment were more likely to achieve around the asking price or below the asking, e.g. 39 Weston Park came to the market at €675,000 and sold for €650,000.

Outlook for 2020; continued demand for 3 and 4 bedroom family homes in these areas, the vibrant local communities together with the Luas, Dundrum Town Centre, local parks and amenities, a choice of schools and the M50 attract all generations to these localities.
